The Leia building — 616 units and 370 parking slots have been released. Later towers in the development will be launched separately.

It is the DMCI Homes design that opens up the middle of the tower: a central atrium with sky patios every few floors, so daylight and moving air reach the inner corridors instead of being sealed behind them. There are also open lounges, a fitness gym and an entertainment room inside the building itself.

One-bedroom at 26.5 – 30.0 sqm, two-bedroom at 45.5 – 72.0 sqm and three-bedroom at 72.0 – 77.0 sqm, measured as unit area. Parking slots are sold separately from the units.

Seventy-three in total — 26 one-bedroom types, 42 two-bedroom types and 5 three-bedroom types. Every one of them can be browsed with its exact floor area and balcony size on the Units page.

Most layouts do, and a few do not. That is why every unit is quoted two ways: the unit area on its own, and the gross area including the balcony. The balcony sizes range from about 3 sqm to 13 sqm depending on the layout.

Every three-bedroom is an end unit, so it has windows on two sides rather than one — either the Cebu City view or the mountain range at your back. Most three-bedroom layouts also carry a 12.5 sqm balcony, the largest in the building.

Painted walls throughout; ceramic tiles in the living, dining and kitchen areas of the 2BR and 3BR, vinyl planks in the bedrooms and in the 1BR living area; a granite-finish kitchen counter with a cabinet system; tiled toilet and bath; and provisions for a split-type air conditioner and a rangehood. It is a finished unit, not a furnished one — no appliances or furniture are included.

On selected floors, yes. Several two-bedroom layouts have tandem options for buyers who want two units next to each other. Tell us the floor and the total space you are after and we will check what is still paired up.

On the current pricelist: one-bedroom ₱5.73 M – ₱6.63 M, two-bedroom ₱8.07 M – ₱11.43 M, three-bedroom ₱11.95 M – ₱13.43 M. A single parking slot is ₱1.09 M – ₱1.14 M. Pricelist effective 1 July 2026 · Inventory as of 17 August 2026.

A reservation fee of ₱20,000 holds a unit. The down payment is then spread in monthly instalments until turnover, with the balance settled through cash, bank financing or in-house financing.

Three. The standard term is a 30% down payment spread over the construction period with the 70% balance due on turnover. The promo term lowers the down payment to 15% and pairs it with a discount on the unit. The cash term takes 10% off the list price outright, which is the lowest total cost if you are not financing.

Your down payment, less the reservation fee already paid, divided by the months remaining until the down payment period closes in November 2029 — about 38 months from today. The later you reserve, the fewer months there are to spread it across, so the monthly figure rises over time.

Yes. The balance on turnover can be settled in cash, through bank financing, or through in-house financing with DMCI Homes. We can walk you through which one works out cheaper for your situation before you reserve.

No. Parking slots are sold separately, currently ₱1.09 M – ₱1.14 M for a single slot, released at Basement 2 and Basement 3.

Yes — the usual purchase costs apply on top of the unit itself, and there are association dues once you take possession. We will give you the full written breakdown for the specific unit you are considering rather than an estimate, so ask before you reserve.

Whatever is current is shown in the bar at the top of every page. Developer promos change without notice, so message us and we will confirm the exact term available on the day you plan to reserve.

Tell us the unit number, or the floor and facing you want, and we confirm whether it is still open. A reservation fee of ₱20,000 then holds it in your name. We send you the requirement list and your down payment schedule at the same time, so nothing arrives as a surprise.

Yes. Foreign nationals may own condominium units in the Philippines, subject to the 40% foreign ownership cap for the building as a whole. Tell us your situation early and we will confirm the remaining foreign allocation before you commit.

Many buyers here are buying to let. The one-bedroom is the easiest unit to rent out — compact, efficient, and the entry point into the community — while the larger layouts tend to attract families staying longer. We can talk through the numbers honestly rather than sell you a yield projection.

Yes. There is a showroom in Cebu where you can walk the actual unit finishes, and the project site itself can be visited. Message us with a couple of dates that suit you and we will arrange it.

Tell us the floor range, the facing and the budget you had in mind, and we will watch for it. Units are released, reserved and occasionally released again continuously, and holds do lapse — the list on this site is a snapshot, not the whole story.

Good Shepherd Road, Guadalupe, Cebu City — the hillside above Banawa, reached via Salvador Street and Ramon Duterte Street. Fuente Osmeña Circle and Cebu Business Park are both a short drive down.

8 Banawa Centrale is 1.1 km away, Ayala Center Cebu 4.7 km, Cebu IT Park 5.5 km and Cebu South Road Properties 6.3 km. You are above the noise but still inside the city map.

Hospitals are close: Cebu Doctors’ University Hospital 2.7 km, Chong Hua Hospital 3.0 km, Perpetual Succour 4.1 km. Schools start nearer still, from Cebu South Hills International School at 1.6 km through Cebu Institute of Technology at 2.7 km and the major universities within about 5 km.

Four districts across 3.6 hectares. Dawn District holds the lap pool, leisure and kiddie pools, open lawn, play area and pet park. Azure District is the active quarter — basketball court, indoor court facility, open field and amphitheater garden. Dusk District is the quiet side, with a leisure pool, picnic area, terraced garden and viewing deck. Summit District is the arrival sequence, with a water garden and trellised walkway.

An additional 1.5 hectares of open space, 41 floors up — a sky park, an open sky lounge and a sky bridge. It is the single feature most people underestimate until they stand on it.

Commercial-grade fibre is built into the development and provided to residents unlimited and subscription-free. Property management requests, dues and other resident services run through the DMCI Communities app.

There is a dedicated pet park in the Dawn District, so pets are very much part of the plan here. The specific house rules — sizes, common-area routes, registration — come from the property management office and are issued to residents at turnover.

A property management office, convenience store, water refilling station, laundry station, snack bar and kitchen, and commercial space with its own parking — so the everyday errands do not require leaving the hill.

The Leia building is targeted for turnover in December 2029. The down payment period runs until November 2029, the month before.

The balance is settled first — in cash, through your bank, or through in-house financing — and the unit is then inspected and accepted before the keys change hands. We stay with you through that stage; it is not the point where a sales partner disappears.
